  • Premium (+12%): Quartz countertops, upgraded flooring, improved soundproofing, better lighting package.
  • Signature (+18%): Higher-end finishes, custom cabinetry, designer tiles, premium lighting, stone accents. Luxury finish.

Add-On Logic

  • Climate Pack:
    Moderate (+1.5%) – Standard insulation for coastal/southern BC.
    Northern (+4.0%) – Enhanced R-values and glazing for northern / colder climates.
  • Energy Step:
    Step 3 (Included) – BC Building Code baseline.
    Step 4 (+6%) – Higher performance, approaching net‑zero ready.
  • Off-Grid Package ($175,000):
    Integrated power, water, and wastewater system for remote or unserviced sites.
  • Turnkey Inclusions ($15k – $25k):
    Standard ($15k) – Entry-level appliances and basic trim for Pre-Approved homes.
    Premium ($25k) – Upgraded appliance and fixture set for Custom homes.
  • Accessibility / Mobility-Friendly:
    Adds wider doors, accessible bathrooms, and no-step entries. Calculated as 2% of the discounted base price, with a minimum of $5,000 and a cap at $10,000.
  • Logistics:
    Standard (+10%) – Accessible sites.
    Remote (+20%) – Northern or limited-access sites requiring additional logistics.
